We are listed on AirBnB and other bookings websites but when you book directly through us you can save.

• Payment in full is required when you book. We accept credit and debit cards over the phone. Part of your total bill is a non-refundable deposit of $200.

• The book directly nightly prices include cleaning and GST.

• All houses are 2 night minimum stay.

Cancellations

We know that circumstances can change and you may need to alter or cancel your booking. Here are our cancellation policies:

• Your fully-paid booking can be transferred to another date up to 6 months in advance. Your total payment will be adjusted up or down if there is a difference in price between the original and new booking dates.

• Cancellations made more than 14 days before arrival date: your payment will be refunded in full (less the $200 non-refundable deposit).

• Cancellations made 3-14 days before arrival: we will make every effort to re-let the accommodation and if we are successful your booking will be refunded in full (less the $200 non-refundable deposit). If we can’t re-let your booking then no refund will be payable.

• Cancellations 2 or less days before arrival, or no show on arrival date: no refund will be payable.

House policies

• For hygiene and cleanliness reasons our houses are no smoking and pets are not allowed. If this request is ignored an additional cleaning fee of $400 will apply.

• Bikes are not permitted to be stored inside the houses. We have a secure bike storage facility for this purpose. If this request is ignored an additional cleaning fee of $400 will apply.

• Appropriate COVID-19 hygiene steps are taken by us to minimise the possibility of spreading the virus. We expect the same from you in return. You cannot not stay with us if you are showing any symptoms.

• We welcome group bookings of more than one house, but parties and/or large events are not permitted. If this request is ignored an additional fee of $400 will apply. Please speak with us about your group booking.

• Sugarloaf (our 1 bedroom house) is an adults retreat and children are not permitted. Our family-friendly houses are Keppel, Lake Mountain, Margaret and Gordon.

• Our houses are bound under duty of care and if damage or theft occurs and/or the property is left in an unclean state, we expect you (the guest) to right the problem. We reserve the right to apply additional charges appropriate to the cost of damage, theft or cleaning if any occurs.

• Each of our houses has a maximum number of guests. If this is ignored an additional guest fee of $400 per guest will apply.

  • Sugarloaf (1BR) – 2 guests.

  • Keppel (2BR) – 4 guests.

  • Lake Mountain (2BR) – 4 guests.

  • Gordon or Margaret (3BR) – 6 guests (up to 8 guests by arrangement).

  • Gordon or Margaret (4BR) – 8 guests.
